Higher hotel capacities for conferences in the Berlin area

Groß Behnitz The Stober estate in Groß Behnitz wants to increase its bed capacity and is planning to build another hotel. Owner Michael Stober recently submitted two building applications to the city. If the project is implemented in this way, around 175 single rooms would be added to the existing 128 double rooms in the organic hotel. The estate wants to appeal primarily to conference guests.

The plan is to convert an old field barn behind the current hotel into 26 rooms and to accommodate the remaining rooms in a new building along Behnitzer Dorfstrasse. To this end, the former ox and piglet stable is to be rebuilt in a similar structure - but with three floors instead of two floors as in earlier times. With a length of 83 meters. A photovoltaic system is planned on the gently sloping gable roof facing the street.

STOBER PRESENTED REVISED DRAFT

As Gunther App from the Nauen city administration said in the building committee, the building permit authority generally sees the project as eligible for approval. The city, on the other hand, initially expressed concerns “regarding the massiveness of the structure”. Stober responded to this and presented a revised design in which a glass building forms the transition between the biohotel and the new building.

This creates a visual separation between the two buildings. “This solution is welcomed by the building administration as a reduction in the massiveness of the new building,” says App. Stober also says: “I’m glad that the monument and fire protection authorities said that they could imagine that.”

 

PARKING DECK PLANNED WITH TWO LEVELS

The parking issue has not yet been resolved. If Stober has his way, he would like to convert the current parking lot opposite the hotel into a two-level parking deck. The lower deck should be built 1.20 meters into the ground so that the system as a whole does not become too high. 170 parking spaces would then be available.

The city administration agrees to this solution - even if a parking deck is quite unusual for a village. “The existing parking space will be utilized significantly better and the parking spaces will be concentrated in a central location,” explained App. This would avoid traffic looking for parking.

ALTERNATIVE IS VIEWED CRITICALLY

On the other hand, the city sees the alternative of building 58 parking spaces in the courtyard of the listed estate ensemble as “rather critical” and as a detriment to the estate area. However, the corresponding development plan would have to be changed for a parking deck.

“My idea is to start building in the fall so that the hotel could be completed in June/July next year,” says Michael Stober. He wants to present the project to the people of Groß-Behnitz shortly - at a citizens' meeting or in the local advisory board.

NOT ALL CONTRACTS HAVE BEEN AVAILABLE SO FAR

The reason why this hasn't happened yet is that not all contracts have been finalized yet. “Now I have all the land for the project,” he said in the committee.

Stober also announced that the new hotel will create 15 to 20 new jobs. He currently employs 60 permanent and 150 seasonal workers in his company.
